1. Vacant Land

Prior to beginning construction and approaching a construction lender which requires stamped plans, permits, fixed price building contract and sometimes pre-sales, the land must be obtained and that often requires financing as well.

Land Bank loans are usually required when for various reasons the developer needs a loan on the site as a result of:

  • Development Approval (DA) not yet in place
  • Awaiting a new Local Environment Plan
  • Awaiting rezoning of the proposed security

  • Amending a DA
  • Insufficient presales to proceed
  • Amalgamation with other sites
  • Not the right time for the type of project envisioned
